In active development.
One system, from first contact to funds in the bank.
Koabid runs the whole deal as one tracked object — a defined lifecycle, a permanent record of every decision.
Nothing advances unless someone remembers to update something.
The contract is in a customer-relationship-management system. The numbers are in a spreadsheet. The title work is buried in an email thread. The contractor is in somebody's text messages. When a deal stalls, nobody can say exactly where it stalled or why — because the deal itself doesn't exist anywhere as a single thing.
One record, from acquisition through management to disposition.
An illegal transition is refused by the engine — not discouraged by a training video.
Koabid models the deal as a Project: one record holding the lead it came from, the property, the owner, the opportunity and the transaction. Visibility, automation and model-assisted judgment apply across the whole pipeline rather than to one stage of it.
Acquisition
- Evaluating
- Reach the owner, qualify the lead, book and attend the home visit.
- Underwriting
- Value the property, estimate repairs, set the cash price, decide how it proceeds.
- Purchasing
- Negotiate and execute the purchase agreement, arrange financing, close.
Management
- Renovating
- Scope of work, contractor bidding, draws, change orders, inspections, punch list.
- Renting
- Market, lease, and operate as a rental.
Disposition
- Assigning
- Assign the contract to an investor.
- Novating
- Substitute the end buyer into the existing contract before closing.
- Referring
- Hand the deal to a licensed partner when that is the better route.
- Disposing
- Begin the sale, set the asking price, market to buyers.
- Selling
- Execute the sale agreement as seller and close.
Ends in
- Sold
- Assigned
- Novated
- Referred
- Passed
- Failed
- Abandoned
- Unreached
- Flawed
The four pillars
The whole lifecycle, not one slice of it
Sourcing through disposition on one spine. When a deal moves from underwriting to purchasing, nothing gets re-keyed, because nothing moved anywhere — the same object changed state.
A permanent, replayable record
Every state change records what changed, when, who or what triggered it, and why, with an identifier that follows it across the system. Any deal can be reconstructed.
Artificial intelligence that never overwrites your data
A model's judgment is stored beside the verified value — with the provider, the model, a confidence score, and its reasoning. It never replaces the system of record.
No vendor lock-in, structurally
Valuation, outreach, enrichment, geolocation, and visit capture are each a swappable connection point. Change telephony providers without changing how your business runs.

The Lead Manager
The database you stopped calling is worth more than your next list.
It checks the property before it checks the phone.
It cross-references property data before a single message goes out, so it isn't calling someone whose house sold last year.
It won't step on your team.
Any lead a person is actively working is skipped. Automation never walks into a live conversation.
It never cold calls.
Only numbers the operator holds a consent record for.
Text and email on day one. A voice call on day three if there's no answer. Then a ninety-day cadence until the property sells, lists, or the owner says no for good.
Some capabilities described here are still in development.
Automated calls and messages identify themselves as artificial intelligence.
Built on evidence, not vibes.
Every significant architectural decision is written down before it ships — with the alternatives rejected and why. Every change reviewed against the decisions that govern it before it merges.
Operational logs are built to record identifiers rather than personal details, and a final pass masks anything that slips through.
The other sides of the market
For buyers
Deals matched against your stated buy box — area, price range, strategy, purchase frequency — with property data, comparable sales, and a condition assessment already assembled.
For service partners
Title, escrow, lending, renovation, and moveout work routed to you automatically as a deal reaches the stage that needs you.
The service-provider side, orchestrated
Provider work ordered and tracked from inside the deal. Most platforms treat that side as somebody else's problem; we treat it as the third side of the market.
Some capabilities described here are still in development.
Built with an operator, not in a conference room.
Koabid isn't a theory about how this business should work. Every workflow is mapped from how deals actually get done and tested against a real pipeline, not a demo dataset.
Frequently asked questions
Who is this for?
Teams already running consistent deal volume across multiple exit strategies — assignment, novation, referral, renovation, rental, retail sale — who have outgrown a stack of single-purpose tools.
Is Koabid available today?
Not generally. It's in active development and we're working with a small number of operating teams before general availability. Request early access and we'll talk.
Is this a customer-relationship-management system?
No. A customer-relationship-management system stores what happened. Koabid runs the deal — the Project moves through a defined lifecycle, and the system refuses transitions that lifecycle doesn't allow.
What happens to the tools I already use?
Valuation, outreach, data enrichment, geolocation, and visit capture are each a swappable connection point, so vendors can change without changing your process. There is no vendor name anywhere in the core system.
Do you use my data to train artificial-intelligence models?
No. We use third-party models to make specific inferences about records in your account. We do not train models on your data. Enrichment does transmit some information to the model provider — that's described in full in our Artificial Intelligence Disclosure.
Does the automated outreach cold call?
Never. It contacts a number only where you hold a consent record for it, only between eight in the morning and nine at night in their local time — earlier where a state requires it — and it honors an opt-out immediately, across every channel.
How much does it cost?
Pricing depends on your volume and which parts of the platform you use. We'll walk through it on a call.
What's built today, and what isn't?
We don't publish a per-item roadmap. Any section describing something still in development carries a note saying so, and we'll answer specifically on a call. We'd rather tell you than have you find out on a demo.
We're taking a small number of early operators.
We're working with a limited group of operating teams to pressure-test Koabid against real pipelines. If you're running real volume and you're tired of your stack, tell us about your operation.
